I’ve spent 30 years working in land sales across Australia — which means I’ve seen the industry from the inside: how estates are priced, what’s really behind stage releases, and what buyers usually don’t get told until they’ve already signed.

Estate Insider exists to change that. I preview new and existing land estates, share honest commentary on what’s actually going on in the market, and talk to the people working across the industry — planners, brokers, builders, and agents — so you get a fuller picture before you buy.

I’m not selling land through this site. My goal is simple: give buyers the same information I’d want if I were the one purchasing.

What’s the difference between titled and untitled land, and does it matter?
Yes, significantly — it affects your finance timeline, settlement date, and risk. I’ve covered this in detail in a dedicated guide [link], but the short version: titled land is ready to build on now, untitled land isn’t yet registered and comes with waiting-time uncertainty.
